Additionally, every contract is signed with biometric records and has full legal validity. We have a team of lawyers to advise you in case of any contingency.

In summary: we do not give you a policy that fails to cover anything when needed. We give you a rigorous selection process, real contracts with legal backing, and professional support if a problem arises.

What guarantees do I have as a landlord?

The contract we sign is a contract with a specific purpose — it is not a standard residential contract. What does this mean in practice? The tenant expressly declares the reason for the temporary rental (work, study, ongoing relocation, etc.) and also declares their primary residence in the contract. This legally proves that the person has another place to live and that the property being rented is not their permanent residence.

Why does this matter? Because if the tenant stops paying, recovering your property is much faster and simpler than in a traditional residential contract, where eviction processes can be long and costly. Since it is not a primary residence, the same protections that complicate eviction do not apply.

Add to that the fact that the tenant went through an income and credit background verification before signing, the contract is signed with biometric records, and we have a legal team available to advise you if any situation arises.

Traditional guarantees — whether property-based or surety bonds — sound good in theory, but when you need them, property guarantees are hard to enforce and surety bonds cover far less than they promise. If the landlord prefers to collect in pesos, the value is calculated at the exchange rate in effect at the time of each payment, as agreed in the contract. This provides flexibility to choose the collection currency without losing the backing of the dollar price.

In any case, the contract is designed to protect the landlord's profitability against exchange rate volatility, without depending on a stable dollar.

They are not looking to be tied to a long contract or invest in furniture, guarantees, and moving costs they will not recover.

When you add up all the hidden costs of a traditional rental (guarantee, furnishing from scratch, moving, utility connections) a furnished temporary rental ends up being more convenient for anyone who is not going to stay more than two or three years in the same property. And today, the reality is that young people move much more frequently than before: they change cities, countries, and projects. New ways of working and living mean this type of rental is no longer just for foreigners or specific situations, but an increasingly common choice among local tenants with demonstrated financial capacity.

We act immediately. At the first missed payment, our team formally notifies the tenant and demands regularization. If the tenant does not respond, formal demand letters are sent and, if necessary, the contract termination process is initiated.

Throughout this process, the security deposit is retained — it is not automatically released or transferred to the landlord. Why? Because the primary purpose of the deposit is to cover potential damage to furnishings and the property. Only if at the end of the situation the property is found to be in perfect condition can the deposit be applied to cover the outstanding rent.

There is another important scenario: if the tenant terminates the contract early, they must pay one month's compensation to the landlord. In such cases, the security deposit is generally used to cover that compensation, provided the property is left in good condition.
