What are the minimum and maximum rental periods?

Contracts have a minimum duration of 1 month and a maximum of 12 months, renewable with no time limit. In some cases, properties are rented for minimum periods of 3 months.

What is included in the monthly rent?

Accepted Answer

All property expenses (HOA fees, municipal taxes, internet, cable, water, electricity, and gas) are covered by the landlord and included in the listed price. Average monthly electricity and gas consumption is included in the contract; if usage exceeds the included amount, the excess is paid by the tenant.

What payment methods do you accept?

We accept credit and debit cards, PayPal, Wise, bank transfers, and cash.

What if the apartment does not match the photos?

Accepted Answer

We work to ensure that the photos accurately reflect the actual condition of the property. If upon moving in you find significant differences from what was advertised, you must notify our team at check-in. We assess the situation and, depending on the case, seek a solution that may include compensation, improvements to the property, or in extreme cases, relocation to another unit. We always recommend consulting with our advisors before confirming.

I did not visit the apartment before moving in — what can I do if I do not like it on move-in day?

Accepted Answer

It depends on how far in advance of your check-in you made the booking.

If your check-in is within the next 30 days and you booked without visiting the property, you may be relocated to another available unit if upon arrival you find the apartment does not match what was advertised — for example, significant differences between the photos and actual condition, equipment issues, or undisclosed conditions. To do so, you must notify your advisor within the first 24 hours of check-in.

If your check-in is more than 30 days away, the reservation amount is non-refundable. Why? Because with more time, you have the opportunity to make sure you like the property before committing. If you are not in Buenos Aires, we can arrange a virtual tour so you can visit the apartment remotely. And if you are in the city, you can visit in person.

In both cases, what we publish is what you will find: all our properties are verified and the photos accurately reflect the actual condition of the unit.

Can the rent amount change during the contract?

Accepted Answer

The agreed rent in the contract may be modified. In contracts longer than 3 months, an adjustment may be agreed upon. If applicable, this adjustment is established in the contract from the outset.

What is the security deposit used for and when is it returned?

Accepted Answer

The security deposit (equivalent to one month's rent) covers timely return of the property in good condition, proper care of furniture and appliances, and fulfillment of all contractual obligations.

It is returned in the same currency within 7 business days after check-out, once the property condition has been verified against the exit inventory. If there are damages or outstanding expenses, they are deducted from the deposit with supporting receipts, and the remaining balance is returned regardless.

Can I visit the apartment before booking?

Accepted Answer

Yes, you can visit the apartment before confirming the booking. In that case, you will lose the 20% discount for online booking.

Can I look for an apartment with specific features I cannot find on the website?

Accepted Answer

Yes. If you cannot find what you are looking for among available units, you can send us your inquiry with your requirements (area, number of rooms, budget, move-in date) and our team will search for options that fit your profile, even if they are not yet published.

Is there any support during my stay if I have a problem?

Accepted Answer

It depends on the type of property. Each listing on our website indicates whether the property is managed by Alternativa or directly by the landlord.

If the property is managed by Alternativa, yes: from check-in you have an assigned team to assist you with any issue. If something breaks or needs repair, we coordinate the solution. If you need an additional cleaning during your stay, we arrange that too.

If the property is managed directly by the landlord, you will contact them for any issue and they will provide a solution. This is clarified before booking so you know exactly what kind of support you will have.

Can I renew the contract when it expires?

Accepted Answer

Yes, you can renew the contract upon expiry, as long as the landlord accepts the renewal. We recommend expressing your intention to renew at least 60 days in advance to allow time to negotiate conditions. Upon renewal, the price may be adjusted according to market conditions at the time of the new signing.
